Mold Inspection Atco NJ: Airborne vs Cabinet Mold

When buyers and homeowners in Atco, Waterford Township, and throughout South Jersey hear the word mold, they often assume all mold problems are the same.

They are not.

During a professional home inspection, there are two very different conditions that may be identified:

Airborne mold contamination
Localized mold growth inside cabinets from prior water intrusion

Understanding the difference protects both your health and your investment.

Airborne mold consists of microscopic spores suspended in indoor air. Small amounts are naturally present in most environments. However, elevated levels often indicate excess indoor moisture.

Common contributing factors include crawlspace humidity, basement seepage, roof leaks, poor attic ventilation, and HVAC system moisture issues.

In many cases, homeowners may not see visible mold but notice musty odors, sinus irritation, allergy flare-ups, or a persistent damp smell.

The key question during an inspection is simple:
Where is the moisture source?

Mold is the symptom. Moisture is the cause.

A second and very common issue found during home inspections in Atco and Waterford Township is localized mold growth inside cabinets.

This typically develops from slow plumbing leaks under sinks, dishwasher drain failures, ice maker supply line leaks, past flooding events, or improperly dried repairs.

Unlike airborne contamination, this type of mold is usually confined to materials such as cabinet bases, particle board shelving, drywall behind vanities, and toe kick areas.

It may not significantly affect overall indoor air quality, but it can deteriorate structural materials, cause persistent odors, become a disclosure issue during resale, and spread if moisture returns.

That is why proper moisture evaluation is critical during any home inspection.

A professional inspection does not focus on fear. It focuses on identifying active moisture intrusion, determining whether damage is ongoing or historical, evaluating material deterioration, and recommending appropriate corrective action.

Most mold-related findings in South Jersey homes are correctable when properly diagnosed early.
